Every published edition for the West Midlands areas, latest first.
The West Midlands Combined Authority sets the region's strategic priorities for housing and regeneration, including a target of around 60% Social Rent within bids to Homes England's Strategic Affordable Homes Programme, 2026 to 2036. Funding for land, infrastructure and abnormal costs runs through the Combined Authority's own devolved housing and land funds and the integrated settlement, drawn down through a Single Commissioning Framework. Local investment and project calls sit as a separate, borough-led layer alongside this regional and programme grant funding, decided area by area rather than regionally.
This edition covers seven boroughs: Birmingham, Coventry, Wolverhampton, Sandwell, Walsall, Dudley and Solihull. Each has its own briefing setting out live schemes, Pride in Place neighbourhoods and local housing need, read against the shared regional routes above.
Regional totals, including the Combined Authority's ambition of 120,000 homes over the decade to 2035, are not borough awards and should not be read down to individual site level. Every edition in this series is dated to the day its research was checked, in this case 19 September 2026.

- Birmingham Birmingham's edition tracks Druids Heath, the council's largest live masterplan at up to 3,500 homes, and the Perry Barr Athletes' Village legacy scheme, now 968 homes complete.
- Coventry Coventry's edition covers City Centre South, the 1,575-home masterplan now under construction at Bull Yard and Shelton Square, and Sphinx Drive's 196 affordable homes for Platform Housing Group.
- Wolverhampton Wolverhampton's edition follows Smithgate, the city's largest regeneration scheme at up to 1,070 homes on the former market square, and Canalside South, Wavensmere Homes' 533-home former steelworks scheme.
- Sandwell Sandwell's edition centres on Friar Park Urban Village, Keepmoat's around 600-home former industrial site in Wednesbury, and Swan Lane, 147 affordable homes on a former gas works in West Bromwich.
- Walsall Walsall's edition tracks Lockside, whg and Lovell's 252-home former Caparo steelworks scheme, and the Willenhall Locksmiths Quarter, Keepmoat's 107-home outline consent where demolition began in January 2026.
- Dudley Dudley's edition covers the adopted Local Plan's priority brownfield sites, led by Ketley Quarry and Waterfront Way, each earmarked for 600 homes, and Swan Street, Netherton's 75 affordable-rent homes.
- Solihull Solihull's edition follows Arden Cross, the HS2 Interchange masterplan earmarked for around 2,000 homes near the NEC and airport, and Holbeche Place, Habiko's Mell Square redevelopment spanning around 1,600 homes.
